What does your estimate include?

Every estimate is written and itemized. It lists the tear-off, the shingles, starter and ridge caps by name, plus underlayment, leak barrier, flashing and ventilation, and how damaged decking is handled. You'll see exactly what's included.

Can I compare shingle tiers or brands?

Yes. We can price more than one tier, or Owens Corning and GAF side by side, so you can decide with real numbers in front of you.

How long does a roof replacement take?

Accepted Answer

It depends on the size, pitch and number of layers. Many single-family re-roofs take a day or two on site. Your estimate comes with an expected timeline, and weather can shift the start date.

What happens on tear-off day?

We strip the old roof down to the deck, check the deck, and start the new layers. It's noisy, and there will be a truck, trailer or dumpster near the driveway. We clean up before we leave.

What if you find rotten wood under the old shingles?

It happens, and it can't be seen until the old roof is off. Your estimate explains how damaged decking is handled and priced, so there are no surprises.

What if it rains?

We watch the forecast and schedule tear-off around it. If weather moves your date, we'll let you know right away.

Do I need to be home?

Not the whole time. It helps if someone is around at the start and at the end. Please move cars out of the garage and driveway beforehand.

Each step up improves what goes on the roof or under it. Better upgrades the underlayment and leak barrier to the shingle brand's own products. Best adds premium hip & ridge caps, premium underlayment, leak barrier along the eaves and upgraded pipe boots. Your estimate names every product.

What warranty comes with my roof?

Every roof includes our 5-year workmanship warranty. For the shingle manufacturer's own product coverage, we'll go over what applies to the shingle you choose along with your estimate.
